STUDIO NOIR · HVAC and Cleaning

Owner: Trill Walker (CSO) Phase 1, Director of Facilities Phase 2. Standard: hospitality-grade cleanliness, appropriate airflow for pole classes. Members never see a cart, a mop bucket, or a chemical smell.

Phase 1 is simple: existing landlord HVAC, contracted cleaning service 2x/week, class-day pole and floor wipe-down by instructors.

Phase 2 flagship expands into pandemic-grade air handling, hospital-grade sanitation, dedicated overnight cleaning crew.


1. Phase 1 HVAC

Design intent (existing landlord HVAC)

The Phase 1 boutique relies on the leased space’s existing HVAC. Pre-lease check confirms it can hold: - Studio floor at 68-72°F during a hot pole class of 12 people - Reception at 70°F - Restrooms at 70°F - Humidity acceptable range 40-55% (pole studios prefer top of range for grip)

Verification pre-lease

Licensed HVAC contractor walks the property before LOI signing. Verifies: - Existing system rated for the target square footage and occupancy - Can maintain setpoint during peak load (class of 10-14 doing cardio-level work) - Filter is currently MERV 8 or better (standard commercial)

If HVAC is marginal: - Option 1: Supplemental spot cooling (portable unit or ceiling mini-split), $2K-$5K in buildout budget contingency - Option 2: Landlord upgrades the HVAC as part of lease negotiation (rare on small leases) - Option 3: Walk from the property

Ongoing HVAC service Phase 1

  • Quarterly: HVAC service contractor visit for filter change, coil clean, thermostat calibration ($150-$300 per visit, $600-$1,200 annually — falls in normal opex)
  • Filter grade: MERV 8 minimum, MERV 11 preferred, MERV 13 optimal (higher grade filters are better but reduce airflow; verify system can handle before upgrading)
  • Emergency service: HVAC contractor available for same-day call ($150-$300 per emergency visit)

CO2 monitoring Phase 1

Simple wall-mounted CO2 monitor at the studio (approx $150). Watch for readings above 1,000 ppm during peak classes. If frequently high, increase airflow or reduce class capacity.


2. Phase 1 zone setpoints

Phase 2 adds detailed multi-zone setpoints (recovery wing at 72°F, cold plunge deck at 45°F ambient, sauna at 175°F, cafe at 70°F, broadcast control room at 68°F).


3. Phase 1 cleaning cadence

Between-class cleaning (executed by class instructor)

After each class ends: - Pole rigs wiped with 70% isopropyl on lint-free microfiber (base to top) - Sprung floor swept - Mirror wall wiped if smudged - Mats/props sanitized with Force of Nature hypochlorous solution - HVAC ventilation cycle for 5 minutes (higher airflow)

Time: 15 minutes.

Post-final class of the day cleaning

  • Full studio floor sweep + damp-mop
  • Restroom touch-up (sink, toilet, floor)
  • Reception polish
  • Trash out
  • Prosecco flutes to a hand-wash sink (hand-washed, polished with linen)
  • Music transitioned off, lighting to overnight setting

Time: 20-30 minutes. Done by class instructor or Studio Manager.

Twice-weekly deep clean (external cleaning service)

Contracted cleaning service comes 2x per week overnight (typically Monday and Thursday nights):

  • Full mop of all floors (Bona Pro on the sprung/marley studio floor; standard commercial cleaner elsewhere)
  • Full restroom deep clean (toilets, sinks, mirrors, floors, fixtures, grout)
  • Locker area cleaning
  • Reception polish (oak desk, mirror, hardware)
  • Trash out, recycling out
  • Restock cleaning supplies at the staff cabinet
  • Note any issues (broken fixtures, low supply) to Studio Manager

Cost: $400/month contract.

Weekly Studio Manager quality check

Every Tuesday morning, Studio Manager walks the space: - Floors clean, no debris - Restrooms fully stocked - Cleaning supplies at appropriate levels - Any concerns escalated to cleaning service or Trill


4. Phase 1 cleaning product spec

STUDIO NOIR uses professional-grade, EPA-registered chemistry. Products staged in staff-only cabinets, never in view of members.

Approved products Phase 1

  • Pole grip-safe cleaner: 70% isopropyl alcohol on lint-free microfiber. No detergents. No residue. Used between users on pole surface.
  • Multi-surface disinfectant: Force of Nature hypochlorous solution (odor-free, safe, EPA-registered). Used on mats, props, gym surfaces.
  • Wood floor cleaner (sprung floor): Bona SuperCourt or Bona Pro, diluted per spec, microfiber flat mop.
  • Bathroom cleaner: Method Daily Shower + Ecolab Neutral Disinfectant Cleaner for daily wipe. Ecolab Bowl Cleaner for toilets.
  • Glass and mirror: Method Glass + Microfiber (never paper).
  • Stainless / hardware polish: Ecolab Facilipro Stainless Steel Cleaner Polish.

Application standards Phase 1

  • Color-coded microfiber: yellow for general surfaces, red for restrooms. Never crossed.
  • Microfiber laundered by cleaning service twice weekly.
  • No aerosol cans on the floor during member hours.
  • No chemical smell perceptible to members at any time.

5. Phase 1 water systems

Standard commercial plumbing (landlord’s existing):

  • Hot water at showers (if any): 104-108°F, tempered by mixing valve
  • Cold water at sink: standard commercial supply
  • No cold plunge Phase 1
  • No steam room Phase 1
  • Restroom fixtures: kohler/toto commercial spec, cleaned twice weekly

No specialty water treatment Phase 1 (no cold plunge chemistry, no Legionella-scale hot water loop).


6. Linen and laundry Phase 1

Minimal Phase 1:

  • Hand towels (bathroom): Frette or Sferra tier hand towels, laundered by an external laundry service (either the cleaning service or a dedicated linen service) weekly. Approximately 40-60 hand towels in rotation.
  • No robes stocked (Phase 2 amenity)
  • No practice kits stocked (members bring their own)
  • No towels for showers (no showers Phase 1)

Small linen expense: $50-100/month for laundering.


7. Pest and odor management Phase 1

  • Basic pest management: if any issue, call an exterminator. Not a monthly contract Phase 1.
  • Odor management: signature scent handled by Aera diffuser at reception (see 04_SIGNATURE_AMENITIES). Beyond that, airflow + cleaning is the fix, not fragrance masking.
  • Any staff or member complaint about scent triggers a same-day investigation by Studio Manager.

8. Phase 1 audits

  • Weekly: Studio Manager Tuesday morning walk-through
  • Monthly: Trill on-site review
  • Quarterly: HVAC contractor visit (filter change + service check)
  • Annually: Full insurance walkthrough

9. Phase 2 HVAC and cleaning (preserved for reference)

Phase 2 flagship HVAC is a fundamentally different scope. Full spec preserved from earlier planning:

Phase 2 HVAC design intent

  • Remove airborne pathogens, allergens, combustion byproducts
  • Hold precise temperature and humidity per zone (10+ zones)
  • CO2 kept below 900 ppm in all guest zones
  • Whisper-quiet: under NC 30 in guest zones, NC 35 on training floor
  • MERV 14 filtration with UV-C germicidal lamps
  • Bipolar or needlepoint ionization (UL 2998 zero ozone certified)
  • Dedicated Outdoor Air System (DOAS) with ERV
  • 6 ACH minimum in guest zones, 8 ACH in training studios, 12 ACH end-of-class purge

Phase 2 zone setpoints

Lobby 70°F, main training floor 68°F, pole studios 74-76°F at 40-55% RH, secondary studio (heated) programmable 78-92°F, gym 66°F, recovery wing zone-specific (sauna 175-195°F, steam 110-115°F 100% humidity, cold plunge water 38-42°F, ambient 65°F 40-50% RH), locker rooms 72°F 50-60% RH, café 70°F, broadcast control room 68°F.

Phase 2 water systems

  • Domestic hot water 104-108°F at showers, recirculation loop with Legionella testing quarterly
  • Cold plunge: 10-20 micron pre-filter + UV + ozone + secondary sanitizer, chemistry logged 4x daily (free chlorine 1.0-3.0 ppm, pH 7.2-7.6, ORP >650 mV, total alkalinity 80-120 ppm), weekly deep sanitation cycle, quarterly full drain
  • Steam generator descaled quarterly
  • Grease trap 1,500 gallon exterior for café

Phase 2 cleaning

  • Between-class turnover per detailed cart-based procedures (Bar Keepers Friend paste for pole grip residue, isopropyl mist, dry polish, Bona Pro on wood floors, Diversey Oxivir Tb electrostatic spray on mats)
  • Overnight deep clean by dedicated contracted crew (4-5 person crew)
  • Full color-coded microfiber system (blue glass, yellow general, red restroom, green café)
  • Autoscrubber for main floor + locker room tile
  • Weekly shower descale, grout treatment
  • Nightly drain enzymatic treatment
  • Sauna cedar wipe + cedar oil buff between cycles
  • Cold plunge chemistry log every 45 min during peak
  • Recovery deck deep clean overnight
  • Aerial silks laundered in dedicated washer (Ecos Pro detergent, air dry, never machine dry)
  • Robe/towel program (no reuse, sent to linen vendor daily)

Phase 2 pest and odor

  • Integrated pest management contract (annual, monthly service visits)
  • Legionella testing quarterly by accredited lab
  • Duct interior inspected every 3 years by camera, NADCA cleaning on any finding
  • HVAC recommissioning every 3 years

Phase 2 signage and audits

  • Full third-party mystery guest program (4 visits/month)
  • Environmental services audit annually by cleaning vendor field supervisor
  • Full HVAC preventive maintenance quarterly by mechanical contractor with photo-documented reports

Full Phase 2 HVAC and cleaning spec rebuilt in 2028 alongside Phase 2 buildout and staffing.
