Phase 1 infrastructure
Minimal: - HVAC filter upgrade to MERV 11-13 (small cost if base is MERV 8, ~$50-100/year in filters) - CO2 monitor at studio (~$150 one-time) - Standard cleaning cadence (2x weekly external service) - Business interruption insurance - $25K reserve, untouchable
Nothing else Phase 1. Cost is negligible.
Phase 2 infrastructure (preserved for reference)
Rebuilt in 2028 alongside Phase 2 buildout.
Full Phase 2 stack
- DOAS (Dedicated Outdoor Air System) with ERV for ventilation baseline
- VRF heat pump (Mitsubishi CITY MULTI or Daikin VRV IV) for zone control
- MERV 14 pleated filters at every air handler return, 60-day cadence
- UV-C germicidal lamps in every air handler downstream of the coil, annual bulb replacement
- Bipolar or needlepoint ionization at supply plenum (UL 2998 zero ozone certified)
- HEPA units standalone in the recovery deck locker vestibule + medical screening room off main floor
- 6 ACH minimum in guest zones, 12 ACH in training studios (with 6-min end-of-class purge cycle at 12+ ACH)
- Radiant floor heating in secondary studio and locker rooms
- Dedicated exhausts for sauna, steam, cold plunge, café hood, laundry
- CO2 sensors in main studio, secondary studio, gym (demand-controlled ventilation above 900 ppm)
- Building automation (Distech, Automated Logic, or Tridium Niagara BMS) with full remote monitoring + alerts
- Outdoor rooftop training deck if property supports: 800-1,200 sqft turf + shade + limited equipment
- Legionella testing quarterly on domestic hot water loop
- Duct interior inspection every 3 years by camera + NADCA cleaning on any finding
- Redundancy: N+1 on main studio air handler, backup chiller for cold plunge, boiler with staged units
Full Phase 2 mechanical engineering spec built out in 2028 with mechanical engineer of record + acoustic consultant + commissioning agent.
Phase 3 infrastructure
Phase 3 franchise units apply the same standards Phase 2 flagship achieves. Franchise agreement enforces the standards. Franchisee owns local buildout to spec.
